Most property insurance policies require “physical loss or damage” to insured property as a threshold requirement for coverage. In most property damage losses, this requirement is easily met. Fires, hurricanes, and tornadoes will cause, among other things, structural damage to the building while plumbing line ruptures will warp floors, baseboards, cabinets, and walls. There may be times when your property appears to be unaltered, at least to the naked eye, but still should trigger coverage. For example, a roof that was not leaking before a storm event, then begins to leak, may still be eligible for coverage even if the damage is unseen tear in the roof system that allowed water to penetrate the building envelope.
